The sellers have chosen the auction method to sell their property so everyone can have a fair and equal opportunity to purchase.

 Terms 

·        Cash sale with 10% down on the day of auction ( March 25, 2008 ). 

·        The balance is due at the closing, April 25, 2008 . 

·        This farm sells with the existing lease already in place for the 2008 growing season.  The lease will transfer to the new owners.

·        The sellers will prorate the real estate taxes to the date of closing.

·        A deed and clear title will be furnished by the sellers.

Taxable acres times bid price to determine sale price.
